New Build or Remodel?

WHICH IS RIGHT FOR ME?

If you are an existing homeowner or are considering purchasing a home where the living space just doesn't work or needs updating, should you renovate or is a new build the answer? At Blue Room Construction, we believe a ground up build is almost always the best answer, but we know that there are situations where a remodel or renovation may be a more suitable option for a family or second home. In this article, we'll weigh the pros and cons of each. In the end, whatever option you decide, we'd be honored to be your remodel or new home contractor!

BUILDING NEW PROS AND CONS

PROS

More Control — You'll have more control over your project, from the design and layout to how it flows and functions.

All-New Everything — A new home not only looks great, it works perfectly— there’s no question about what’s behind the walls.

Up to Code — Everything in your home will meet or exceed existing building codes.

Predictable, Streamlined Process — Once your design plans are set, sit back and let the process unfold.

Little Variation in Cost — Once selections are made, there's little danger of going over budget.

Built-in Resale Value — A new home can be designed to appeal to a wide audience, so it's easier to sell years from now; the value is already built in.

CONS

More Expensive — A new build can sometimes be more expensive than a remodel or renovation, but it can save money in the long run with energy-efficient systems and no up-front maintenance.

Longer Duration — Depending on the scope, a new build can take longer to be “move in ready” whereas with a remodel, you can potentially live in your home during the process.

REMODEL PROS AND CONS

PROS

Add Value to Your Home — If done properly, a total renovation or remodel can add to your existing home value.

Shorter Duration — In some cases a remodel or even a total renovation can take much less time than building from the ground up.

No Moving — Stay in the neighborhood you love and avoid the stress of packing and unpacking years and years worth of memories and personal belongings.

CONS

Less Control — There are more design restrictions because you're bound by the size and structure of your existing house.

Unpredictable — Unforeseen conditions are common with renovations. You can never be sure of what you'll encounter once you start tearing down walls and ripping up flooring.

Unexpected Costs— The older the structure, the more costly it is to renovate. You'll need to bring everything up to code and there may even be mitigation work required if there is lead paint or asbestos involved.

Inconvenient — You may lose the use of certain areas, like the kitchen or a bathroom

May Not Increase Value — A renovation or remodel may not always translate to increased home value, especially if the design is too personal or too niche.

Potential to go over budget — According to the 2020 U.S. Houzz & Home Study: Renovation Trends, 1 of 3 of renovations go over budget.
